Buying a condo means buying into the building. You’re choosing the association, the block, and what’s happening around it, along with the floor plan. I’m a Rogers Park condo owner and resident for almost 10 years, and I know the right questions to ask.

I’ll walk you through every step, from your first showing to the day you get your keys. And our relationship doesn’t end at closing. Think of me as your neighborhood resource, whether you need a handyman referral or a great place for dinner.

Your first home starts with good questions

First condo? Rogers Park is worth a look.

Your money

Assessments & reserves

Your monthly assessment pays for shared costs like heat, water, and upkeep. A healthy reserve fund means fewer surprise bills later.

Your loan

FHA approval

Planning a low down payment with an FHA loan? The building itself needs to be approved. Many vintage buildings aren’t, so we check early.

The building’s history

Special assessments

A new roof or tuckpointing can mean a one-time bill for owners. We look at what’s been done and what’s coming up.

Your flexibility

Rental rules

Some associations cap how many units can be rented. That matters if you might rent your place out someday.

A little help

Buyer programs

State and city programs can help first-time buyers with down payment and closing costs. I’ll point you to the current options.

Your life

Pick the neighborhood first

The best condo is the one that fits your everyday life. Start with what you want nearby, and we’ll narrow down the buildings together.

Over the past 12 months, the average monthly assessment for condos sold in Rogers Park was $367 (Source: MRED, October 7, 2026). Many vintage buildings include heat and water in their monthly assessment, so be sure to compare what’s included and not just the dollar amount.

Commute time by car varies by time of day, but can take between 30-60 minutes. Many neighbors also bike the lakefront path in warmer months.

Is Rogers Park a good fit for a first-time buyer?

If you want access to the lake, good public transit options, independent cafes and shops, and a lower price point than many neighborhoods farther south, it’s worth a look. The best fit depends on your budget and overall lifestyle, so let’s walk a few blocks together and find out!

How do I find a REALTOR® who knows Rogers Park condos?

Look for someone who knows the buildings, the associations, and the blocks firsthand. Deborah Libby is a REALTOR® with the Scott Stavish Group at @properties Christie’s International Real Estate. She is a condo-owner and has lived in Rogers Park for nearly a decade, and she helps buyers compare buildings, assessments, and association health before they make an offer.

What should I ask the condo association before I buy?

Ask about the reserve fund, past and planned special assessments, what the assessment covers, rental rules, any pending lawsuits, and FHA approval if you’re using an FHA loan. My free checklist covers all of it.
